A residential street in Quebec at night, in falling snow. A street lamp lights the road; in the building, a few windows are lit.

Someone is reading your listing and wondering whether heating is included.

A chat window for your rental pages.

The office closed at five. On your page, a chat window answers them from what the listing already says. When the answer isn’t there, it says so plainly and passes you their name and number.

Ask for the free month Installed free for one month. Then $3 per unit per month, only if you keep it.

11:12 pm That evening, on a listing page

The real window, on a made-up listing

Fictional example. The Rowan does not exist, and neither does its 4½. The screenshots show the real chat window, the one that goes on your page, with answers written in advance for the example.

Screenshot: the chat window open on the Rowan listing page (a 4½ at $1,395 a month, heating included), showing its consent card before the first message.
11:12 pmThe window opens on the page. Before the first message, it says what will be kept and that messages are processed by an AI service hosted in the United States.

“Yes. The listing says heating and hot water are included in the rent of $1,395 a month.”

Screenshot: the person asks when the apartment is available. The window answers that the date is not published in the listing and offers to pass the question to the team.
11:13 pmOne answer taken from the listing, then a question the listing doesn’t answer.
Screenshot: the form to talk to a person, filled in with a name, a phone number and “after 5 pm”.
11:14 pmThey leave a name, a number and the best time to call.
Screenshot: the request is logged under a number, then the window confirms it was sent to the Rowan team, who will be in touch tomorrow morning.
11:15 pm“Sent” only shows once the email has really gone. If sending fails, they see that too.

Try it yourself

“The move-in date isn’t published in the listing, and I’d rather not guess one.”

Screenshots taken on October 2, 2026 with the window’s script as it ships, on a made-up page. No real tenant, no real request; 514 555-0162 is one of the numbers set aside for examples.

8:30 am The next morning

The request is waiting in your inbox.

Their name, their number and the questions they asked arrive by email, at the address you choose. You call back when the office opens.

To install it

You send me the page’s address and the inbox where requests should go. Your web person adds one line of code. There is no software to install and no account to create.

The window shows in its own frame: it doesn’t change your text or the look of your page.

To stop it

Write to me. I switch it off and your web person removes the line; until then, the window already no longer shows.

Details

What to know before you say yes

Two languages. On the French page the window is in French, on the English page in English. It answers in the language the person writes in.

What isn’t published. A rent or a date the listing doesn’t give, it says so instead of guessing and offers to pass the question on. It doesn’t reserve a unit or confirm a visit.

Consent first. Nothing is kept until the person clicks “Agree and start”. Before the first message, the window tells them their messages are processed by an AI service hosted in the United States.

90 days. On my side, a request is deleted 90 days after its last message. The email in your inbox stays yours.

Who

My name is Eric McLaren. I build this window, I install it myself, and I’m the one you’re writing to.

If you’d like to see what it would look like on your page, I’ll build an example from your public page, without touching your site.
